The Frances Modern Inn carries on Granny's legacy. We're a cozy boutique hotel/event space that blends old and new. Here, comfort, calm, and curiosity about others come together to create a sense of belonging.

If I could give The Frances Modern Inn 100 stars I would! Vicki and her team are incredible and made our stay so memorable. We booked the entire hotel for our wedding weekend, with our wedding party staying in the rooms, and held our welcome reception and farewell brunch in the event space. The team pivoted quickly when we had a surprise chilly weekend and put out heaters for our guests and even brought in a fire pit! The hotel itself is beautiful, so unique and so much character in the decor. All of our guests raved about their rooms! The communal spaces on each floor are so welcoming with coffee and tea for our guests, and it was so much fun having everyone in our wedding stay together. Poeta was also delicious for a family meal before everyone arrived! Easy walking to downtown. Many of our guests walked over to Franklins BBQ during their stay which is under 5 minute walk from the hotel. If you are debating staying here DO IT! You will not be disappointed. We cannot wait to come back!!

This was the hotel of my dreams. I couldn’t have asked for a better experience & have never stayed at another hotel like it. I’ve never walked into a room and felt such joy. The bed was so comfortable (the heavy blanket in the closet was a bonus) & the shower / bathroom was incredible. Loved the dimmable lights. This place took my breath away. I loved being able to grab a sparkling water (for free) & the easy check-in process. I never interacted with anyone in-person and yet I felt more of a connection with the associate that was texting me than I have with other places I’ve stayed. If I could’ve extended my stay, I would’ve. Great location & close to amazing restaurants!

Look, I LOVED my stay here and I plan to stay here every time I’m in Austin for work. The rooms are so beautifully designed (if not a lil dark), and the soaking tub is suuuuch a nice little luxury. The best part is the bed! I would try to lay there and read or maybe journal and like clockwork I’d wake up the next morning with my book on my chest. They are like big puffy clouds.I also loved having the tea and coffee machine set up with non-dairy milk right outside my room. It made the getting ready for work and bed process so delightful!

omg, my new favorite hotel in Austin. A truly, unique and beautiful boutique hotel. The design is perfection, exactly what I was looking for in a staycation. Poeta is equally beautiful as well as delicious. I will definitely stay here again.

This is a lovely inn with the feeling of home. It's quiet in the middle of the east side of Austin. The owner greets everyone personally. The common outdoor areas are inviting. The roof top bar area offers a view of the Texas capitol. We will be back!

We stayed at the Frances Modern in a “large” room for two nights to celebrate my husband’s birthday. We had a wonderful experience! The staff are very welcoming and accommodating and go above and beyond to make sure you have everything you need. The room was spacious and beautifully decorated with tasteful art and so many thoughtful touches. The bathtub and shower were excellent and spa-like. The bed was very comfortable and the hotel was very quiet at night even on a weekend. It is within easy walking distance of so many amazing restaurants, shops, bars, and more. We recommend the restaurants Paper Boy and Old Thousand- they are both just a few steps away from the hotel. The hotel roof deck has an awesome view of downtown. We would love to stay here again and definitely recommend the Frances Modern, it was the best hotel experience we have had! Thank you all at the Frances for helping make my husband’s birthday weekend special!

Our stay at the Frances Modern Inn was easily the best hotel experience my wife and I have ever had. And we travel a lot. The decor in the room was beautiful and inviting; the bed and stand-alone tub were super comfy and relaxing. The handwritten postcard welcoming us was a really nice touch. We appreciated the fridge on the open air patio on our floor stocked with tea and Waterloo. No detail is missed. Thank you for a great experience!

Our experience from booking to check-out was awesome! We loved our room. It was unique, so comfortable and simply beautiful. The ladies we spoke to were so friendly and helpful - even loaning us outdoor chairs to wait for Franklin BBQ to open. The bathroom was awesome, and the products provided were so nice. The refrigerator was great to have. I really can't say enough good things about the experience. We loved it. We even met Louie the sweet cat!
